4M recently represented Schnitzler Cardiovascular, P.L.L.C in their negotiations for a 12,884 SF lease on the 7th floor at Asford Oaks. Schnitzler Cardiovascular has been in their existing space over 15 years. 4M was able to obtain very aggressive lease terms which featured a below market effective rent over the 11-year term which included, free rent, substantial finish out dollars, moving allowances, early termination rights, space reduction options and expense stop adjustments.

Sandi Leone represented Paramount Office, LP in the sale of 21732 Hardy Oaks, a 6,080 SF office building in Stone Oak. The Buyer was J. Joseph Consulting. Pat McCaffrey of Presidio Title handled the closing.
Michael Weiss and Nick Prater represented 1518 Land Investments, LP on a strategic 5 parcel 119-acre purchase on Interstate 10 & FM 1518 in Schertz, Texas. The property has three hard corners with numerous possibilities for future development. This land purchase is one of the largest investor land acquisitons in San Antonio for 2009. The Seller, Dirt Dealers, XV, was represented by Mellick Sykes of First American Commercial Property Group. Doug Becker and Gerri Nash of Chicago Title handled the closing.
